FAQ

Questions, Answered Plainly.

The questions people ask most before working with me. Don't see yours? Ask it in a consultation.

Do you only work with real estate investors?

No. Real estate is my specialty, but I also work with individuals, families and small business owners who want a CPA who plans ahead instead of just filing.

Can I work with you if I only own one rental?

Absolutely. Your first property is where good records and the right setup matter most, and it is much easier to start clean than to fix things later.

What's the difference between tax planning and tax preparation?

Preparation reports what already happened. Planning shapes what happens next, so the return you file reflects decisions you made on purpose.

What does a Personal CFO engagement include?

Your tax return, quarterly estimates, a cash flow and debt plan, check-ins through the year and a year-end strategy meeting, all on one ongoing monthly engagement.

Do you meet virtually?

Yes. I'm based on Long Island and meet with clients by video, so you can work with me from anywhere in the U.S.

Where are you located?

I'm based on Long Island, New York. Meetings happen by video, so you don't need to be local.

How much do your services cost?

Pricing depends on the complexity of your situation, such as the number of properties, entities and states involved. After a free consultation, you'll get a clear quote before any work begins.

When should I reach out about a property I'm buying or selling?

Before you sign anything. Entity choice, 1031 timing and how a purchase is allocated between land and building all need to be decided early, and some can't be fixed afterward.

What is the short-term rental tax strategy I keep hearing about?

When the average guest stay at a property is seven days or less and you materially participate, the rental isn't treated as a passive rental activity, so its losses can offset other income. See short-term rental taxes for the details and the requirements.

Do you prepare returns in states other than New York?

Yes. Many investors own property in more than one state, and I prepare the nonresident state returns that come with that.

Do you manage investments or sell insurance?

No. Groundwork doesn't manage investments or sell financial products. My advice covers taxes, cash flow, debt and planning.
